03Infrastructure
What is already on site
These are the services that determine whether a unit can be sold and used on its own. They already exist here, and they are the technical reason why dividing the estate is workable.
Power
Each unit has its own electrical supply on a separate meter. This is not a technical detail: it is the condition that makes each building saleable and usable on its own, with no shared billing or easements to settle between different owners.
- Villa
- 6 kW, with photovoltaic array and 16 kWh storage
- Large commercial space
- 20 kW, dedicated meter
- Multipurpose unit
- 10 kW
- Independent house
- 3 kW
Water
Water storage exceeds 60,000 litres in total, held in independent tanks per unit rather than a central reservoir. In central Sicily water autonomy is not a convenience: it determines whether a hospitality business can stay open through a dry summer.
- Total capacity
- Over 60,000 litres
- Configuration
- Independent tanks per unit
Roads and access
The estate has two separate road entrances. Internal roads and paths connect the areas to one another, so an event at the restaurant and daily life at the villa can run at the same time without crossing over.
- Road entrances
- Two, separate
- Parking areas
- ~8,000 m², mostly compacted unpaved ground
- Road reference
- SS122, km 50
Drainage and plant rooms
The drainage network serves all the buildings. Each unit has its own boiler room and plant space, with no central systems to be shared between different owners.
Accessibility
The stairwell of the villa's granite staircase is prepared for a lift to be fitted. In the other units, entrances are at ground level or served by ramps. The multipurpose unit is entirely on the ground floor.
04How it can be bought
Three options
As a whole
The entire 14,121.73 m² estate with all five units. This suits a buyer who wants to run several activities within one perimeter, or who is buying to develop. The asking terms for the whole estate are private and negotiated directly.
Individual lots
Each unit has its own access, its own electricity meter and its own water storage. There is nothing to divide up after the fact: the autonomy already exists on the ground, which is why a separate sale is workable rather than theoretical.
Grouped lots
Some combinations work better than others, and one in particular. The commercial space and the villa facing it form a complete operating unit: the business on one side, and on the other the offices, staff accommodation and the home of whoever runs it — a few steps away but behind its own entrance. Add the pitch and you have the platform for large numbers, with its own parking. The independent house and the multipurpose unit each stand on their own.
The financial terms for the whole estate and for individual units are private and are in the dossier.
